How long does a Pacific Palisades fire rebuild take in 2026?

Short answer: 18–30 months from contract to keys, depending on lot complexity, insurance carrier, and how quickly the Coastal Commission moves on your CDP application.

Most Palisades families assume the construction phase is the long part. It isn't. Construction on a 4,000-square-foot Palisades rebuild is typically 10–12 months. The other 8–18 months is design, entitlements, permitting, insurance documentation, and code-upgrade negotiation.

Where the months actually go

Months 1–3: Architectural design + engineering. Schematic design, design development, MEP coordination. Families who arrive with strong preferences (style, layout, square footage) cut this phase to 6–8 weeks. Families who use design as therapy can take 4–5 months.

Months 2–5 (parallel): Coastal Commission CDP application. This is the slowest external dependency in the Palisades. Submit early. Submit clean. We tee up CDP applications the week after schematic-design sign-off so it’s running in parallel.

Months 4–7: LADBS plan check. First-round comments arrive at 6–8 weeks. Re-submittal happens at week 10–12. Approval usually lands at month 6–7.

Months 5–8: Insurance documentation + code-upgrade negotiation. Most families leave 20–30% of their coverage on the table by skipping this phase. We work directly with adjusters to document every code-upgrade requirement against your policy’s code-upgrade rider.

Where families lose time

1. Treating design and permitting as sequential. They’re parallel. Every week you wait on design is a week you delay permitting.

2. Negotiating insurance after construction starts. Adjusters lose leverage to help you once the framing’s up. Lock in code-upgrade coverage before you break ground.

3. Switching contractors mid-permit. Every plan-check resubmittal under a different contractor name resets the review queue. Pick once.

4. Submitting incomplete CDP applications. The Coastal Commission isn’t hostile, but they will return incomplete packages with a 6-week clock. Be complete on submittal one.
